The house has two central forced air heaters and another stand alone wall heater. Both motors in the central furnaces were replaces with special high energy efficient motors to reduce unnecessary electrical
consumption.
Water is supplied by either of two wells and is pumped to two storage tanks with a combined capacity of about 3000 gallons. A pressure pump
and water filtration system is used to provide adequate service to the house. The remainder of the property is all served by gravity feed from
the storage tanks. Well number one is 248' deep and has a output of 2 gallons per minute. This well operates fine but does have some damage
as a result of MWD's past construction work on the Diamond Valley Lake project. The second well is 500' deep. Water was found at 300' and it is
capable of producing 12 gallons per minute. The well pump currently installed is rated at 10 gallons per minute.
The house exterior is newly painted.
Over 1625 sq feet of patio space including 240 sq feet covered.
Over 190 sq feet of outbuilding storage (2 buildings). One of the buildings also has a overhead hoist system that runs from 6 feet in front of the building to the back of the building. An additional storage unit may

Internet communications is via high speed two way satellite communications. The communication hardware and software will be left.

The fiberglass swimming pool is solar powered for pumping and filtration. The pool measures 12' wide by 32' long. The shallow end is 3' and the
deep end is 8'. It is solar heated via 8 commercial solar water heating panels and a new solar cover. The solar heating uses thermal siphoning
to heat and cycle the water (No electrical or pumping is required to heat and circulate the hot water). The pool can be used most of the year. During the summer the pool heating system can either be bypassed to
maintain a cool temperature or be allowed to operate which can bring the pool up to a maximum of 100 degrees if desired. It is designed for minimal maintenance with a water auto fill and self cleaning sweep system.

The solar electric system is capable of generating 1.5 kilowatts of power per hour. The wind generator is capable of generating an additional .6
kilowatts per hour. The gas generator can provide up to 7 kilowatts per hour. As the power is generated it is stored in a battery bank that consists of twenty 220 amp hour 6 volt batteries (New batteries were
installed in September 2004). These batteries then provide the power needs of the house throughout the night. Two power inverters then convert the battery power to standard household current. All normal
household appliances are used. The gas generator is used to power the well pumps. During stormy periods it can also be used to provide supplemental power to the house if needed. The majority of the time all
the power is generated from the solar panels. During stormy times the wind generator picks up the load. Even though the wind generator cannot produce as much power per hour as the solar panels it makes up
for it by being able to generate electricity even during the dark hours of the night. The system is designed for easy maintenance and expand ability. During the last 11 years of operation our cost to operate and
maintain the solar electricity and wind generating system has been approximately $2500. Dollars. This price includes the new batteries just
installed. Properly cared for the batteries have a useful life of up to 5 - 8 years. This averages out to a monthly electric bill of approximately $20.00.
The property landscaping is a combination of natural occurring trees and shrubs along with rock walls and rock gardens created from native materials. There are over 150 trees and plants spread over the twenty
acres. They are watered via a series of drip irrigation lines. There are also numerous water faucets spread across a large portion of the land.
 Misc.
An R.V. dump station is plumbed into the septic line for easy clean out.
A small water pond (110 gallons) with a water auto fill helps support and attract the birds and other wildlife.
The location is perfect for anyone who wants to enjoy nature. It is also
fully compatible for horse property or for someone that just has noisy toys and does not want to bother the neighbors.
